Henderson, Nevada: All That Glitters Is Las Vegas

Realty Times Feature Article by Blanche Evans

Henderson is the fastest-growing large city in America, according to the U.S. Census. Recently overtaking Reno as Nevada's second largest city, Henderson is a model of controlled, planned growth, say local Realtors.

Seven miles from Las Vegas' famous "strip" and one mile from scenic Lake Mead, some Henderson communities sport spectacular views from the hills looking down on the Las Vegas Valley.

"Many places within Henderson are at an elevation that provides spectacular views of the Las Vegas Valley, including the 'Strip,'" says Realtor Jill Ann Savio. "There are many master-planned communities within Henderson. Green Valley is the oldest and largest. Other master-planned communities include: Green Valley Ranch, MacDonald Ranch, Seven Hills, Anthem, and Ventana Canyon.

Henderson is also an attractive choice for retirees. "There are two Del Webb Sun City Communities in Henderson, one in MacDonald Ranch and one in Anthem," suggests Savio.

If you like large lot living, there are also choices. "An older portion of Henderson is SECTION 27," explains Savio. "This is a super area if you are looking for a rural feel to your community. Most homes in Section 27 are on .36 acre lots or larger. The area is zoned for horses and has an equestrian park. Henderson is home to the Galleria Shopping Mall, and many other shopping and eating establishments are available throughout the community. The completion of the southern portion of the I-215 Beltway has made access into and out of Green Valley easy to navigate -- so even if you don't work in Henderson, it's a great place to call home."

Green Valley Ranch

Says Realtor Ron Opfer, "Located on the South side of the 215 Freeway at the foothills of the mountains in the southwest area of Henderson, Green Valley Ranch is in an elevated area of Henderson overlooking Las Vegas and the surrounding mountains.

"Green Valley Ranch is a master planned community developed by the same company that developed Green Valley," says Opfer. "Green Valley Ranch is situated in one of Henderson's fastest growing areas; this area boasts some of the area's finest parks and facilities, as well as a masterfully designed residential community. The entire area is elevated so many of the homes, parks, shopping areas, and roadways offer a spectacular view of the Las Vegas valley and the surrounding mountains. Green Valley Ranch is definitely a place anyone would be proud to call home. A lot of thought was put into this area. This is truly a beautiful place to live."

Seven Hills

"Located on the hill on the southwest side of the City of Henderson," says Opfer. "Seven Hills has undisturbed desert and mountains to one side and unparalleled views of Las Vegas on the other side. Many of the homes, roads, parks and shopping areas have spectacular views of Las Vegas and the surrounding mountains. This is a new area, so all the homes, roads and parks are in new condition."

"Seven Hills is one of Henderson's best areas to live," continues Opfer. "It is close to some of the most desirable golf courses, hospitals, shopping and Las Vegas and 'the Strip.' Driving around, it is easy to see the attraction to this area. There is a view of mountains and the city from almost every turn. The entire area is relatively new, and new homes are being built and released almost everyday. There is a large selection of homes and builders to choose from. Gated areas are quite common here."

Anthem

Anthem is located in the southwest hills in the city of Henderson with mountains on one side and elevated city views on the other side.

"From the Country Club with its championship golf course to Sun City with its premier adult living," says Opfer, "custom home sites are available. New homes are being released September 15th, 2002, as well. If you're looking for a great place to live with elevated views of the city and surrounding mountains, Anthem is the place. "

"Henderson continues to be one of the favorite spots for new residents in the greater Las Vegas Valley," says Realtor LJ. Berarducci. "Whether you plan to retire, wish to change climate or just want to enjoy everything that the Las Vegas Valley offers, Henderson is a great place to live!"
